Two kinds of property, one van

East of Paphos the district splits in two. Geroskipou, Timi and Mandria are proper villages: older houses with courtyards, flat roofs used as storage, a workshop or a chicken shed at the back, and families who have been on the same plot for generations. Ten minutes further along the road, Aphrodite Hills, Secret Valley and the developments around Kouklia are resort-standard villas and apartments with landscaped plots, communal rules and a high turnover of owners and guests.

The jobs look completely different. In the villages it tends to be accumulation — a workshop full of tools and offcuts, an old three-piece suite in a room nobody uses, farm plastic and feed sacks behind the house. On the resorts it is almost always a transition: an owner selling, a rental changing hands, a refurbishment throwing out the previous fit-out. We do both, often on the same day, because they are twenty minutes apart.

End-of-tenancy and pre-sale clearances

This is the corner of the district where properties turn over fastest, and clearance work dominates our diary here. A long-term tenant leaves and the flat still contains their furniture; an owner finally sells the holiday home they bought in 2005 and the completion date is in three weeks; an estate has to be emptied before probate can move on. All three need the same thing: everything out, nothing dumped illegally, and a property that shows well for the next viewing.

We clear room by room and sort as we go. Reusable furniture and household goods are set aside for donation instead of going straight to disposal. Appliances and electronics go to e-waste recycling points. Personal papers, photographs and documents are never simply loaded — they are put aside for you to look through, however long that takes.

Photo documentation for owners abroad

More than half of the clearances we do between Kouklia and Aphrodite Hills are instructed by someone who is not in Cyprus. We built the process around that. You send photos, or your agent does. We reply with one written quote. You confirm on WhatsApp. Key access is arranged with the agent, the management company or a neighbour. On the day we photograph each room before we start and again once it is emptied and swept, and everything goes to you the same afternoon.

If the sale or handover needs a record that the property was left clean, that photo set is usually all anyone asks for. Agents in this area have started requesting it as standard, and we send it without being asked.

Working inside resort rules

Gated developments have their own way of doing things — reporting at the gatehouse, a nominated service entrance, quiet hours, and a strong preference that nothing is stacked outside the villa where guests can see it. We work to those rules rather than around them. Items come straight from the property into the van; we do not build a pile on the driveway and leave it there while we do another job.

Timing matters just as much. If the villa has a booking arriving, tell us the check-in time and we will finish before it, or take the earlier morning slot. And if you also need the garden tidied or a garage emptied on the same visit, include it in the photos — one trip is easier for you and less disruptive for the neighbours.
